Builder contracts differ meaningfully from the standard Georgia purchase and sale agreement. Allowances, substitution rights, completion date language, and warranty terms are all negotiable more often than buyers assume.
Independent representation costs a new construction buyer nothing in nearly every case, and it changes the quality of the walkthroughs, the timing of the inspections, and the leverage available when the schedule slips.
Register your representation before your first visit. Most builders will not permit it retroactively, and that single administrative step determines whether you have an advocate for the next nine months.
