Every brokerage says it markets luxury homes. Very few can produce the deliverable list. The distinction matters because buyers at this level have already seen the generic version — and they discount it.

A properly marketed residence begins before the camera arrives: preparation, staging strategy, and a decision about what story the home is telling. Photography, drone, and twilight work then execute that story rather than documenting a house.

From there the assets multiply — a cinematic property film, a dedicated property website, floor plans, a printed brochure, and a downloadable feature sheet. Each one exists to give a different buyer a different way in.

Distribution is where most campaigns quietly fail. Syndication is automatic and therefore worthless as a differentiator. Paid placement, agent-to-agent outreach, private showings, and a genuinely curated open house are where qualified buyers actually come from.
